Terms and Conditions
The Upper Deck & Lower Deck B&B Terms and conditions are as follows:
Prices are shown per room, per night and are inclusive of breakfast for two persons, parking for one car and wi-fi. No reduction is made for single occupancy of a double or twin room. In common with most Hotels, B&B’s and Guest Houses in Cornwall we insist on a minimum stay of 2 nights. Very exceptionally1 night stays may be taken at our discretion, but a £20 surcharge may apply.
Bookings, Payment of Deposits.
All prices will be shown on our website and quoted in Pounds Sterling. Any payment collected online will be in Pounds Sterling. A deposit of 25% of the reservation tariff is required to secure your booking request. The remaining 75% balance will be required 28 days before your arrival unless otherwise agreed. A reminder will be sent. Payment by card can be completed securely on-line. All major credit cards (except American Express) are accepted. We also accept BACS transfer. Cheques are no longer accepted.
CANCELLATION POLICY
Our standard cancellation policy applies only to bookings taken directly through the Upper Deck B&B website via our ‘Bookalet’ on-line reservation system. For bookings made through affiliate websites, then their relevant T&C’s and cancellation refund policy will take precedence. No exceptions will be made to this cancellation policy.
Cancellation by us
We reserve the right to cancel your booking where circumstances cause the B&B to become unavailable or uninhabitable for your chosen dates, including due to Government imposed pandemic lockdowns. In such circumstances a full refund, including the deposit, will be repaid. We will not be liable for additional expenses incurred by you, or for compensation claims thereafter.
Cancellation by you
If you cancel the B&B booking, you must inform us of the cancellation and the reason for it immediately in writing by email to upperdeckbandb@gmail.com .
If you cancel your reservation for any reason 28 days or more in advance of your stay, we will refund your 25% deposit.
If you cancel your reservation less than 28 days prior to your arrival, then your 25% deposit will be retained, and you will be liable to pay the remaining balance at the contracted rate. However, please be reassured that we will then endeavour to re-sell those dates. If this is achieved, we will refund the deposit and balance to you. If we are unable to re-sell the dates at the full rate you have initially paid, then we will refund you only to the value of the resell amount. Whenever a refund is made a £15 admin fee will be charged.
Covid 19
Although the pandemic now appears to be under control, the Government may insist accommodation providers have to close at short notice causing inconvenience to you and impacting our livelihood. The Covid pandemic has been with us for over two years and its consequences are now well known. We take the view that guests are fully aware of the risk of last minute Covid cancellations and make holiday arrangements in the full knowledge that pandemic cancellation insurance is not usually available. We have therefore decided that if you cancel your booking less than 28 days before arrival due to Covid-19, then our standard cancellation will apply and a refund will not be automatically repaid.
What happens if you fall ill during your stay?
If you were to fall ill become ill when staying at the B&B you will be required to return to your home address immediately, and no refund will be given in respect of the portion of the Holiday Period when you do not occupy the B&B. If you become ill whilst staying at the B&B and are unable to safely travel home and then must remain at the B&B, you will be required to pay the full cost of your extended stay. This is because we would be obliged to cancel other bookings and refund all guests who had booked to stay during your isolation period and for any quarantine period following your departure.
Holiday Insurance
We realise that no reason for cancellation is ever a good one and can often arise because of devastating personal circumstance. Therefore, please take away some of the worry about the costly problem of cancelling your reservation by taking out Travel / Cancellation Insurance, however unlikely you think your cancellation may be.
Check in and Check out Times.
Arrival time is between 4.00pm and 7.00pm. If you are likely to be significantly earlier or later than this, please let us know. Check out from your room is by 11.00am on the day of your departure please. If you require a later check out please ask us first to confirm it is convenient.
Breakfast
Please advise us of any dietary or other special requirements prior to your arrival so that we can source special dietary items if necessary. Freshly cooked breakfast will be served between 8.30am and 9.30am daily. If you require an earlier breakfast please inform us so arrangements can be made. In the unlikely event of breakfasts not being available at the B&B a £15 refund per person will be made. In such circumstances breakfast is available at other hotels and cafes in Marazion if the need arose.
Take away food
Guests must not bring take away food, fish and chips, pizza’s etc. into their bedrooms. Spillages on bedding results in difficult stains and dry-cleaning costs which may be added to guest bills. Thank you for respecting this.
Damages and Breakages
Please take care whilst staying at our property. You are responsible and liable for any breakages or damage which you cause to the accommodation or its contents. Please report these as soon as they occur, especially if you accidentally spill something. It’s much easier to clean if we know what has been spilled and act quickly. We do not normally charge for minor breakages, but we reserve the right to make a charge to the guest’s credit / debit card, or we may send you an invoice, for repair or making good if the damage or breakage is significant.
In the case of non-repairable damage, missing or soiled items we apply a new for old replacement cost policy. We may make an additional charge of £100 if you did not report this at the time of your stay.
Safety and Security
Guests are requested to conduct themselves appropriately at all times and to comply with B&B procedures and/or requests with regard to conduct and respect for the property of the B&B, its employees and guests and their health and safety. We reserve the right to refuse accommodation or services, or remove you and members of your party from the B&B (without compensation), if in our reasonable opinion, we consider this provision to have been breached. Guests are expected to make themselves aware of fire evacuation procedures displayed in your room and in the information folders, and not undertake any activity that may cause risk of fire or injury to self, to others or to property.
Guests must ensure when leaving the property that the front door is closed and locked properly behind them using the key. Please also ensure that the key issued to you remains in your possession until the time of your departure when it must be handed back to the owners/staff. The front door keys are expensive (£35 each). If you lose your key and we are obliged to change locks and obtain a full set of new keys this significant cost will be charged to your card.
Please note we do not take any responsibility for the security of your vehicle or valuables whether or not in parking spaces identified by us.
Limitation on access to other parts of the property.
Britannia House is our private home and we live on the premises. Unless invited to do so B&B guests are not permitted to enter any rooms other than your bedroom, the hall, stairs and landing, (and private bathroom and living room for Lower Deck guests). The owners snug /office, bedroom, kitchen, rear yard, outside washroom and raised decking areas are private, and out of bounds to guests unless invited to enter.
Lost Property
If we find any lost property, we will make every reasonable effort to contact the owner, but if we cannot locate the owner or an item is not reclaimed with 1 month of the guest’s departure it will be disposed of. If a guest requires an item of lost property to be returned to them by post, then normal postal charges, plus a minimum charge of £5 to cover packing and time spent attending the Post Office will apply and must be paid by the guest in advance of posting.
Children & Pets Policy
Children over the age of 12 years may stay in the Lower Deck twin room either with a parent, or when the parents are staying in the Upper Deck Room. Children under the age of 16 must not be left alone or unaccompanied by their parent/guardian in the B&B at any time, and their welfare will be the responsibility of their parents.
We are unable to accommodate dogs or pets of any description at any time. Registered guide dogs are naturally welcome.
Although we do not accept children under 12 years old or pets at the B&B, guests are advised that Britannia House is also our family home and that we have our own pet Labrador ‘Betty’. From time to time our own grandchildren under 12 years old and other family pets may visit and stay.
Wi-fi and Mobile Phones.
Superfast broadband Wi-fi connection and mobile phone signals cannot be guaranteed at Britannia House. Connectivity is the sole responsibility of network providers and therefore beyond our control. B&B Bookings are not accepted upon the promise of Wi-fi or mobile phone connectivity.
Discrimination
It is the policy of the Upper Deck Bed and Breakfast not to discriminate on the grounds of race, ethnicity, gender, age, religion, marital status, disability, sexual orientation or any other officially recognised diverse group. Guests and all staff or sub-contractors engaged by or on behalf of the Bed and Breakfast are expected to adhere to this policy and the Bed and Breakfast owners may, without incurring any liability, remove from the Bed and Breakfast any person or persons, including paying guests, offending against this policy without recourse to compensation.
Guest Behaviour
Guests are requested to be of good behaviour and keep noise levels to an acceptable level for the sake of others present at our home. Although we do not insist guests retire to their beds at a certain time, we do insist on silence after 11.00pm. The Bed and Breakfast owners reserve the right to judge acceptable levels of noise or behaviour of Guests, who upon request must curtail their behaviour to an acceptable standard. In the event of failure to comply with reasonable requests, the owners may terminate the booking immediately and request the offending guests to leave without recourse to compensation.

Car Parking
The Upper Deck does not have its own on-site parking and there are yellow lines outside, but it’s legal to wait briefly outside to unload your bags and pick up / drop off passengers. Free off road reserved parking is provided nearby - we will give you a ‘permit’ to place on your dashboard. Although generally a low crime area, we cannot be held liable for theft, damage or loss to vehicles and contents wheresoever parked in Marazion.
Smoking Policy
At The Upper Deck we operate a strict ‘No Smoking’ policy in the building - including vapes and e-cigarettes. It is against the law to smoke in the B&B premises. Guests failing to respect the no smoking rule will be asked to leave without refund.

ACCESS STATEMENT

This access statement does not contain personal opinions as to our suitability for those with access needs but aims to accurately describe the facilities and services that we offer all our guests or visitors.

Introduction
B&B accommodation at Britannia House is in two bedrooms: the ‘Upper Deck’ and ‘Lower Deck’. The access statement covers the whole of Britannia House, however please note that B&B guests may only use certain parts of the property which is also the owners private home.
Britannia House is a three storey ‘reverse level’ house with the kitchen and dining room on the ground floor. The living room, two bedrooms and family WC / shower room are on the first floor and a third en-suite bedroom is on the top floor. Access to the upper floors is by stairs. There is no lift and stairs are steep, so the property may not be suited to everyone with limited mobility.
Entrance
The front door is 800mm wide with a 60mm threshold lip and leads into the hallway which is level throughout with a tiled floor. The entrance area and stairs are well lit with overhead lighting and natural light. B&B guests are shown to their bedroom and if requested their luggage can be carried upstairs.
Doors
All internal doors in Britannia House are 800mm wide, made of solid wood with brass ball twist handles.
Ground Floor Dining Room & Kitchen
A door leads from the hallway into the open plan dining room and kitchen which has a level solid floor. These rooms are well lit with overhead LED lighting and natural light. The dining area has s a large extending table 900mm high with sturdy high backed dining chairs with seats 460mm high.
First Floor ‘Lower Deck’ Rooms
The living room , Lower Deck B&B guest bedroom and the rear bedroom are on the first floor which is reached by a flight of 14 carpeted stairs, each 190mm high, with a sturdy wooden banister. The first 4 steps twist through a 90 degree turn. The stairs are 760mm wide and have a 90 degree turn at the 13th stair with a small landing. There is no lift fitted so this may limit access for those with reduced mobility.
All first floor rooms are carpeted with short pile natural fibre type fabric except the shower room which has a solid hard floor. All upstairs electric sockets are at skirting board level. All upstairs rooms are well lit with overhead LED lighting and table lights, and benefit from large sash windows bathing the rooms in natural light. The sash windows have security catches to prevent them being opened more than 100mm by children.
The living room has a two seater settee with soft cushions 450mm high. There are 3 high back arm chairs the seats of which are 480mm high. There is a wall mounted TV with remote control above the fireplace housing a gas ‘stove’ fire. The gas fire controls are at ground level. Electric sockets in this room are at low level on the skirting boards.
The Lower Deck bedroom has two 900mm wide cast iron ‘hospital style’ single beds which can be zipped together to form a super king size bed. The height of the bed from the top of the mattress to the floor is 700mm. Electric sockets in this bedroom are at low level on the skirting boards.
The rear facing bedroom has a wrought iron king size bed. The height of the bed from the top of the mattress to the floor is 700mm high. Electric sockets in this bedroom are at low level on the skirting boards.
The first floor family bathroom has a WC with wooden soft close seat 480mm high. The marble topped wash stand housing the sink is 900mm high and the taps are operated by levers. The fully tiled walk in rain shower has a glass panel with 500mm wide open access. The shower tray has a small 50mm lip and the shower is operated by levers. There is no grab handle in the walk in shower but a shower mat is provided.
Second Floor Bedroom en-suite
The Upper Deck bedroom is on the second floor reached from the first floor landing by a further flight of 14 stairs each 190mm high with a sturdy wooden banister. These stairs are 580mm wide.
The bedroom and en-suite are well lit with LED down lighting, table lamps and natural light. The room has a short pile carpet, all bedding is non-feather.
The Upper Deck bedroom has a king size bed. The height of the bed from the top of the mattress to the floor is 620mm. The bedroom is very well equipped with two bucket arm chairs 470mm high and has a flat screen Freeview digital television with remote control & subtitles facilities.
The en-suite bath room offers the following:
· Door opening to the bathroom is 580mm wide.
· A bath with electric shower over. Bath sides are 520 mm high.
· The toilet height is 400mm high
· The wash basin height is 780mm high
· Well lit with overhead lights and mirror light
· Non-slip hard lino flooring.
There are no grab handles in the en-suite bathroom, but a bath mat is provided.
Bed & Breakfast Meals
The B&B is able to cater for varying dietary requirements. We ask guests to advise us when making a booking with specific requirements. Breakfast is cooked to order and served in the guest bedroom at a dining table.
Additional Information
Britannia House is fitted with an audible smoke detector fire alarm system. Evacuation procedures are detailed in each bedroom. Should you require assistance someone will come to your room and help you with evacuation.
Pets are not accepted, however assistance dogs are welcome. A water bowl can be supplied for bedrooms where necessary. Dog food is not provided.
Car Parking and Arrival
Britannia House does not have car parking on site. Turnpike Hill is controlled by double yellow line parking restrictions so other than stopping to offload passengers and luggage it is not suited for on street parking even with a blue badge as the road is narrow and buses or emergency vehicles may not be able to get through. Parking is available at the Methodist car park 200m away. Guests can be dropped off outside the property then the car can be taken to be parked. As the road name suggests Britannia House is on a hill which may pose difficulties to elderly or infirm drivers walking back to the B&B from their parked car.

Trains
Penzance is well served by direct rail routes from many parts of the UK. It is the terminus of the InterCity line from London and the North and is approximately five hours travel time from London-Paddington. There are direct through train services to the Midlands, the North-West and North-East of England as well as to Scotland.
There are also local services within Cornwall on a number of scenic routes.
The nearest railway station is Penzance, which is 4 miles away from Marazion. Train Tickets may be purchased on-line at https://www.thetrainline.com/

Taxis
A taxi rank is located directly outside the rail station. If you require an accessible taxi this can be booked in advance from ‘A Cabs Taxis’ who have a wide range of vehicles for hire including 8 seater, and wheelchair accessible vehicles. Telephone 01736 35066601736 333222 to book in advance.
Buses
The nearest bus stop is 150 metres from The Upper Deck B&B near to the Methodist Chapel. Ask the driver for the stop on Fore Street. There is no shelter or seating. All buses can accommodate one wheelchair.
The ‘First Kernow’ bus service runs to/from the bus station and the railway station at Penzance approximately every 30mins. Please refer to https://www.firstgroup.com/cornwall for timetable details on-line or telephone 0345 602 0121 (7am – 7pm Monday to Saturday) for bus times information.
Footpaths
The pavement along the street outside the B&B is paved but in some places in Marazion is very narrow and certainly not suited for wheelchair use. In places it is necessary for pedestrians as well as wheelchair users to use the road rather than the footpath. As the street name suggests Turnpike Hill is on a slight incline. This area is well lit at night by effective street lighting. The speed limit through the town is 20mph, but the roads in Marazion can be busy in the main holiday season so extra care must be taken.
